Investment Finance Manager, UK & Germany

Working in the commercial property finance team, this role will be at the heart of Whitbread’s future growth strategy.


With responsibility that spans both the UK and Germany, they will be the key point of contact for the UK and Germany Acquisitions Directors, building great relationships with them and their team in unlocking new hotel opportunities in the market, as well as playing a pivotal role in appraising and driving the accelerated growth programme.

What you’ll do:

  • Rigorous appraisal and challenge is provided ahead of and during the appraisal process for all new site opportunities, with accurate framing of decisions/actions.
  • Presentation and explanation of site specific issues to a range of stakeholders.
  • Ability to prepare/write compelling board papers supporting strategically important investments, distilling complex financials into easy to understand well presented papers.
  • Board papers pitched at board level and presented on time and to the correct specification to the investment, Exco. and PLC board meetings.
  • The role holder will be a recognised expert on the investment process in the business and will be in a great position to support further international expansion opportunities.
  • Lead with line manager periodic reviews of the property investment model, working collaboratively across key senior stakeholders in the business to ensure both a robust and well understood application of appraisal, leading sign off’s with key senior business stakeholders ahead of wider adoption/board approval.
  • Best practice approach adopted to new site investments with alignment across both the UK and international business.
  • Maintain and improve the Investment cycle so that all stakeholders have clear understanding of what is required of them and what will consequently be delivered by the team. 
  • Develop strong relationships with the Germany and UK Acquisitions directors, operational and Business Development Teams to ensure new site opportunities are modelled and presented in a compelling and accurate way.
  • Through a strong understanding of the Germany business, be able to credibly challenge and support the teams to prepare high quality investment papers
  • Develop financial appraisal models for all international acquisitions structures, specifically OpCo/PropCo company structure, ensuring assumptions are robust and agreed, and provide insight into the key financial levers and deal structure consideration
  • This role sits at the heart of the accelerated growth programme with accountability of not only assessing multiple options at sites, but also for the alignment and communication of site strategies across the whole programme.
  • Well thought through and understood method of appraising AGP opportunities, with clear visibility of both the strategies and overall programme at any given point in time
  • Lead the analysis of the post completion review (PCR) of new site investments, leveraging learnings historic approaches to drive insights into the Plc board
  • Identify learnings, provide recommendations to inform the future strategy and lead the work to roll changes agreed into future site appraisals.
  • Lead and manage team of 5 - provide coaching, support, recognition and development to drive engagement and ensure that output is delivered to the highest standards, in the right way.
  • Maintain regular 1-2-1's to develop a robust PDP which develop and enhance their career in line with individual aspirations and capabilities.
  • Ensure effective communication with the broader property team, driving a coherent and enjoyable team environment.

  • Some understanding of UK & German Commercial Property markets
  • Understanding of investment appraisal modelling
  • Some Understanding of real estate financing
  • Strong analytical ability
  • Understanding of complicated XL models
  • Ability to influence internal customers on large scale financial decisions.
  • Experience managing teams
  • Experience business partnering diverse and complicated customer groups
