As a Senior Estates Manager - Disposals, you'll play a key role in maximising value from our UK Premier Inn & Restaurants portfolio, identifying disposal opportunities, managing complex property transactions, and driving improvements in operating returns. Working closely with a wide range of internal stakeholders and external advisers, you'll lead a disposal programme for surplus and underperforming assets, ensuring efficient execution while delivering short, medium and long-term property profit.
This is a highly commercial role requiring strong property expertise, financial acumen, stakeholder management skills, and the ability to influence decision-making at senior levels across the business.
What you'll be doing
- Lead the preparation and delivery of a disposal programme for surplus properties with poor returns on investment, managing assets valued between £0.5m and £10m.
- Maximise portfolio returns through effective asset management, disposal strategies, lease negotiations, and value-enhancing property transactions.
- Prepare integrated property plans that align operational development requirements with property opportunities for individual assets and catchments.
- Drive improvements in operating returns by reducing property costs, disposing of underperforming assets efficiently, and generating capital and revenue receipts.
- Prepare and present robust business cases and investment papers for approval through Investment Meetings, Estates Director review, Property Board, Executive Committee and PLC Board governance processes.
- Deliver strong financial performance through effective budget management, cost control, and value-for-money decision making.
- Produce regular performance reviews, reporting and analysis to support business decision-making.
- Build and maintain strong relationships with key internal and external stakeholders including Operations, Finance, Network Planning, Property Acquisition, Construction and Facilities teams.

What you'll need to bring
- Excellent commercial awareness and strong property market knowledge.
- Proven commercial acumen with the ability to maximise investment returns and create value through property transactions.
- Up-to-date knowledge of property law and property-related legislation.
- Strong understanding of the hotel, restaurant, leisure or hospitality sectors.
- Strong analytical capability, including the ability to prepare and review complex financial models, discounted cash flows and investment appraisals.
- Experience gained within a large multi-site corporate organisation, property fund, or professional surveying practice.
- Demonstrable understanding of the impact property decisions have on business operations, project delivery, people, and long-term financial planning.
